Planning a group stay, corporate retreat, wellness retreat or family gathering at Villa Riad Byron Bay? Here are answers to the questions we hear most often. If you can't find what you're looking for, contact us directly at info@villariad.com.au and we'll get back to you promptly.
Villa Riad is an exclusive-use luxury private estate in Ewingsdale, Byron Bay — 10 minutes from Byron Bay town centre. The property sleeps up to 22 guests across 8 rooms and is available for whole-property hire with a minimum 3-night stay.
Arrival & Departure
What time is check-in and check-out?
Check-in is from 3:00 PM, and check-out is by 10:00 AM.
Can I request early check-in or late check-out?
Yes, subject to availability:
• Early check-in:
– 10:00 AM – $2,000
– 12:00 PM – $1,500
• Late check-out:
– 1:00 PM – $1,500
– 3:00 PM – $2,000
Please note: These incur fees as they require blocking the calendar for an
additional night.
Do I need to inform you of my arrival time?
Yes, please share your ETA so we can greet you upon arrival.
Guests & Visitors
Can I invite friends or family to visit?
We have a strict no outside guest policy unless prior approval is given.
Are children allowed?
Yes, we allow up to 6 children.
Are pets allowed?
No, pets are not permitted.
Amenities & Facilities
Do you provide towels?
Yes. We supply:
• 100% Egyptian cotton towels (bathroom)
• Turkish towels (pool)
Towels are refreshed on Day 4.
Do you have laundry facilities?
Yes, including a washing machine, dryer, detergent, irons, ironing boards, and a
steamer.
Can we use the sauna?
Yes. The sauna:
• Takes ~20 minutes to heat up
• Should be turned off after 90 minutes
• Towels must be used during use
Are bikes available?
Yes, bikes can be hired via a local provider with delivery to the villa. E-bikes are
recommended for easy travel.
House Rules
Is smoking allowed?
No smoking is allowed inside or in shared outdoor spaces. You may smoke in
designated garden areas.
Are there restrictions on decorations or products?
Yes, to maintain the quality of the villa:
• No fake tan or glitter
• No confetti or flower petals indoors
• No attaching items to walls or windows
Can we have events or celebrations?
Yes, with conditions:
• Biodegradable confetti allowed outdoors (grass only, weddings)
• Concierge services are required for all events
Can we bring external service providers?
All external providers (e.g., massage therapists, stylists, facilitators) must be
approved in advance.

Concierge services are mandatory for events held at the villa.

What is the sleeping arrangement?
The estate has 8 rooms and can accommodate up to 22 guests.
What rooms are in the main house?
• Suite 1 – King or Twin (Accessible)
• Suite 2 – Queen
• Suite 3 – King + Sofa Bed + Private Patio
• Suite 4 – Queen + Patio (connects to Suite 5)
• Suite 5 – King + Sofa Bed + Private Patio
What are the garden villas?
• Villa 1 – King + Outdoor Bath
• Villa 2 – King + Outdoor Bath
• Villa 3 – King + Sofa Bed + Outdoor Bath
All rooms are arranged around a central pool.
Departure
What should I do before checking out?
Please ensure:
• All doors are locked
• Fans, air conditioning, and exhaust fans are turned off
• Kitchen is clean and tidy
• Rubbish is disposed of in bins outside the laundry
• Sauna is turned off
• Pool gates are closed
• Furniture is returned to its original position
Do I need to notify anyone when I leave?
Yes, please inform the concierge once you have departed for security purposes.
