BOOKINGS AND QUOTES

Bookings can be made online or by speaking directly to Villa Riad staff. Reservations are subject to availability and seasonal tariffs.

Quotes are valid for 30 days. Any quote given is subject to a written confirmation of booking.

You are agreeable to pay the rate for each night’s stay and any additional charges such as extras and/or damages incurred.

The accommodation must be occupied by the person named in the booking for the period stated on the booking confirmation.

PAYMENTS

50% deposit (non-refundable after 30 days) is payable upon booking and full payment is required 30 days prior to arrival.

If payment is not received by the due date, Villa Riad reserves the right to cancel the booking and withhold deposit.

Payments are accepted by credit cards; Visa, MasterCard or AMEX. All payments are only accepted in AUS dollars. Payments can also be accepted by direct deposit. All credit card payments incur a 1.75% fee.

Security Bond

A credit card MUST be provided prior to your stay with Villa Riad.

A bond pre-authorization (a hold placed on your credit card) will be actioned on the day of check-in. The amount held will be $5000

Please note a minimum of $100 administration fee will be added on top of any bond claims for damage, additional cleaning, and extra rubbish removal.

Where no credit card can be provided, a $5,000 direct deposit must be deposited and receipted into our account prior to arrival.

Your bank will hold the funds between 7-10 working days and will be automatically released if there are no problems during your stay. Once released, the funds will become available again and you will not see this transaction appear on your credit card statement.

RATES & CHARGES

Rates quoted are in Australian dollars and are subject to change at any time. Rates are exclusive of GST. Any verbal quote given is subject to a written advice on confirmation of the booking.

A minimum stay of 3 nights applies to bookings. The price of your accommodation cannot be guaranteed until the deposit is received.

CHILDREN’S PRICES

Children’s prices for accommodation are included in the standard tariff rates.

STANDARD CANCELLATION & CHARGES

50% deposit (non-refundable after 30 days) is payable upon booking and full payment is required 30 days prior to arrival.

If cancelled more than 48hrs after booking, the 50% deposit will be forfeited.

NUMBER OF GUESTS

At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is sought and given by management. The use of extra beds other than the number booked will attract an additional tariff of $150 per bed for each stay. Any persons exceeding the maximum occupancy of the property will be considered trespassers and will be evicted.

CHECK IN & CHECK OUT

Standard check in time is 2.00 pm on the day of arrival and the room is to be vacated by 10.00 am on the day of departure. An additional fee may be charged if you do not check out by 10.00 am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking.

DAMAGES

We reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs.

PROPERTY MAINTENANCE

Villa Riad takes care and maintain the appearance of the property and the gardens to a high standard. Villa Riad cannot be held responsible for weather conditions, force majeure, the effect of weather and inconvenience and cost associated with damage or delay on the party or the event.

Villa Riad reserves the right to make necessary renovations and changes to the property as it sees fit and when necessary.

PHOTOSHOOTS

Photoshoots may not be conducted without prior notice and approval by Villa Riad Management.

SMOKING

Smoking inside any rooms is STRICTLY PROHIBITED. If there is any evidence of smoking inside rooms, you will be charged an additional $500 for a specialised clean to eliminate odours. Please ensure doors and windows are closed if smoking near rooms.

PETS

Pets are NOT permitted at Villa Riad.

PERSONAL BELONGINGS

Villa Riad does not cover your personal belongings under our insurance policy and therefore takes no responsibility for any loss or damage of the occupant’s personal property left on the premises and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred.

LOST PROPERTY

Should we recover your lost property we request that you please send a paid self-addressed envelope so we can post it back to you.

We hold items for 3 months. After that period items will either be donated or disposed of.

CAR PARKING

Allocated parking is provided for guests only. Villa Riad is not liable for any loss or damage to a vehicle nor to any property or effects of any persons using the car park, nor for any personal injury suffered by them howsoever caused whether from negligence of Villa Riad.

BEHAVIOUR

Parties or gatherings are strictly prohibited unless prior arrangements have been made with Management. Disturbance to other Villa Riad guests and neighbours including excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.

EXTERNAL SUPPLIERS

Villa Riad must approve all external suppliers. The suppliers must sign and return to Villa Riad the Supplier T&Cs at their booking stage (approved suppliers are exempt).

BREAKAGES AND DAMAGES

Damages or breakages of furniture or furnishings must be reported to Management immediately.

Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped IN FULL from the guest’s credit card or deducted from the guest’s refundable deposit.

In the case of repairs and breakages during your stay and gathering, we will do our best to correct the issue as quickly as possible, subject to availability of tradespeople and parts. No refund will be given.

Villa Riad, the owners and managers accept no responsibility or liability for any loss or damage to any property owned by you or your guests, including any hire goods and equipment which the occupier or his guests may bring onto the premises and all items that are on site.

No use of or adding of nails, hooks, hanging of any item, or plugging in equipment is permitted without prior approval.

Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties. There will be a charge incurred if furniture is not returned to its original location.

COMMERCIAL USE

The property is not to be used for commercial use.

LIABILITIES

You acknowledge that we do not accept liability for any injury, damage, loss, additional expenses and disruptions due to electrical storms or other acts of God caused directly or indirectly by events, which are beyond our control and agree not to make any claim in relation thereto.

NO TENANCY

You agree that regardless of your length of stay in there is no tenancy or other rights created under any Landlord and Tenant laws and there are no such laws that apply to your stay.

FORCE MAJEURE

Force Majeure includes any act, omission, cause, event or circumstances (or combination of acts omissions causes, events or circumstances) which are

Beyond the reasonable control of Villa Riad;
Includes without limitation, acts of God, natural disasters, fire, flood, storms, lighting strikes, explosions, accidents, riots, civil commotion, war, attack or other acts of hostility by foreign enemies, terrorism, revolution, radioactive contamination, earthquakes, labour disputes, industrial actions, acts or omission of a third Party, and whether or not similar to the former - plague, pandemic, epidemic and action or inaction by Government authorities; and
Prevent or hinder a party from complying with its obligations under this agreement and which that party did not cause and cannot control of influence.

BREACH OF TERMS AND CONDITIONS

You agree that should you or your guests breach any of the terms and conditions:

You will pay us the total loss or damage that we suffer as a result of that breach and hereby authorise us to debit your credit card or apply your refundable deposit in payment of that loss or damage and we may evict you and your guests without notice.

You indemnify Villa Riad from and against any claim, action, suit, damages, costs, personal injury, loss, expense or liability of any kind however suffered or incurred, in respect of any loss of life, personal injury, loss or damage to property or other loss whatsoever arising as a result of:

Any breach of this agreement by you or your guests;
Any breach of the law by you or your guests; and
Any negligent or wrongful act or omission by you or your guests
EXCEPT to the extent that such loss of life, injury, loss of or damage to property or other loss is caused by the negligence or wrongful act or omission by Villa Riad
