Is smoking allowed at the property?

No Smoking allowed inside the property or on the collective outdoor spaces. There are abundant garden areas to walk and smoke.

 Other Property Rules

·         Please don’t apply fake tan or glitter in our gorgeous rooms, we have our own beautiful luxury bedlinen, not holiday linen.

·         No confetti or flower petals in the rooms.

·         Weddings can use biodegradable confetti on the grass outside.

·         No Open Fires outside.

·         What does the concierge do?

·         We have paid concierge services that can help you organise your whole trip. Please contact us if you are interested. They are required for all events held at Villa Riad.

·         No sticky tape or attaching posters to the window or walls. Mobile decorations may be used and taken with guests at the end of your stay.

 Service Providers

·         Visiting Service Providers for massage, hair and make-up artists, workshop facilitators, event coordinators coming to the property must be approved by us.

 Can we use the sauna?

·         Yes, the sauna takes 20 mins to heat up. Please use towels provided and turn off after 90 mins.

 Do you have Bikes?

Bikes are available for hire from a local business called Freedom Machine. You can order online, and they will deliver to Villa Riad. We recommend the e-bikes for getting in and out of Byron or to go to the lighthouse. Here is the link: https://freedommachine.store/pages/byronbaybikehire

What is the bed configuration throughout the estate.

We have a total of 8 rooms.

Sleeping 22 at capacity

5 rooms are attached to the main house and 3 of them are small villas/studios in the garden within 20m from the main building.

All the spaces wrap around our pool.

The Main House:  

·         Suite 1- King or two singles (Easy Access room for Mobility Impaired) size 40 m2

·         Suite 2 - Queen Bed (30 m2)

·         Suite 3 - King Bed + Queen Sofa Bed (one join in the middle and we put a topper on top, its comfortable) 45m2 + Private Patio

·         Suite 4 - Queen Bed (optional adjoining room to suite 5 for families) 45m 2 + Patio

·         Suite 5 – King Bed + Queen Sofa Bed 45m2 + Private Patio

The Garden Villas:

·         Villa 1: King Bed + Outdoor Bath 30 m2 + private patios

·         Villa 2: King Bed + Outdoor Bath 30m2 + private patios

·         Villa 3: King Bed + Queen Sofa Bed + Outdoor Bath 45m2 + private patios

Check Out Procedure:

·         Close and lock all doors.

·         Turn off Fans, Air Conditioning and Bathroom Exhaust fans.

·         Turn off AC in the main kitchen.

·         Remove your rubbish to the large bins outside the laundry.

·         Make sure Sauna is turned off.

·        Please leave the kitchen as you found it. (If you have food or drink items you can’t take with you, then we will happily accept and share amongst our cleaning team.

·        Make sure pool gates are closed.

·        Please put furniture back as you found it.

·        For security reasons, please let the concierge know when you have left the property.
